Due to extreme Phoenix summer heat, west-facing windows can reach surface temperatures of 130–160°F or more. To ensure the best results and safest working conditions, June–August appointments begin between 5–6 a.m. Summer is generally a slower season for exterior window cleaning, though service remains available for clients who cannot wait until Fall.

Most Phoenix homes have between 20–60 individual panes, depending on the home’s size, layout, and window style. Homes over 3,500 square feet can feature 80–150+ panes of glass.
My pricing reflects a fair balance between quality and value. I’m not the cheapest in town, nor the most expensive — but I stand behind every job with integrity, reliable service, detailed care, and professional results you can count on.
PACKAGE AND PRICING
Most residential panes are priced between $7 and $10 per pane. For 2-story windows, which require additional equipment, effort, and skill, there is a small surcharge of $3 to $5 per pane. See more info on 2-story windows in the FAQ section.
If you have oversized windows or panes that require special access, there may include a modest adjustment of $1 to $5 per pane to account for the extra time and effort involved. I always confirm these details with you as part of the quote, so there are no surprises—just sparkling clean windows and great service.
Cleanings typically take 1–8 or more hours, depending on the number of panes, condition, and services needed. I work quickly and accurately, and when I’m in beast mode, I often finish faster without sacrificing quality. 🐃

FAQS
How do I count window panes?
Each sheet of glass = one pane. A window might have more than one. I will do a quick count on arrival so there’s no unexpected costs.
Are your prices per window or per pane?
I price per pane, not per window. That way, you're paying for what you actually have—whether it’s sliding doors or French panes.
Do you clean solar panels?
Not at the present time, but may offer in the future.
Can you clean 2-story windows?
I can handle many (not all) 2 story windows safely and effectively using extension poles. I also carry a telescoping ladder for added reach. Add $3-5 per pane for 2-story panes. If a job is beyond my reach or tools, I will refer you to a trusted window cleaner who can handle the job. My goal is to make sure you’re taken care of—even if it’s not by me.
Do you remove and rinse the dust/dirt off the screens?
Yes, I take the time to carefully remove and rinse the screens. If a screen is too old or difficult to remove without risking damage, I’ll let you know beforehand. In that case, you will not be charged for cleaning that window pane. Some older screens can become fragile over time.
Anything I can do to prepare for your arrival?
Only if I’m cleaning the inside, such as pulling blinds halfway up and moving any objects out of the way. I’m happy to help with those tasks, if needed. For outside only, you don’t even have to be home—I will text you once the job is complete. Please make sure backyard gates are unlocked and pets are safely secured before I arrive.
Do I need to be home?
Access to running water and ideally a garden hose would be great, but a hose is not required. If there’s furniture or large objects obstructing the windows, it’s helpful to move them beforehand—I’m happy to assist with this, too. For inside windows, most customers have the blinds rolled halfway up and ready to go. Some customers also feel more comfortable removing their own screens, which is totally fine!
Anything else I show know?
Due to asthma, I’m unable to clean interior windows in homes where smoking has occurred or where a smoker currently lives. However, I can recommend a trusted professional who can take care of the job for you, so please still feel free to reach out!
How do I add on a service?
Just let me know ahead of time so I can bring the right tools and plan for the extra time. For example, garage door cleanings require a special brush and toolkit that I don’t always have with me, but they have become a popular add-on lately due to all the dust we have in AZ!
